Both buyers and sellers rate home warranties as one of the most important considerations when buying or selling a home, behind location, design and financing options. For home sellers, having a home warranty will protect you through the listing period and help your home sell faster. For the home buyers, a home warranty safeguards your largest single investment, and protects you against unexpected repair or replacement expenses.

Home warranties repair or replace, for one full year after the close of sale, an existing home's covered mechanical systems and built-in appliances that break down due to normal wear and tear. This is a home buyer's and seller's defense against expensive repairs, or complete replacement of major covered items, which might include a roof, furnace, washer or dryer, air conditioning system, etc. The average life expectancy of critical appliances/home systems is 13 years, and the likelihood of failure of one of these systems in a given year is 68%.
